Terms & Conditions
At this point we suggest that you carefully read the following Terms and Conditions and make sure that you understand them fully and are willing to comply with them before you proceed with the completion process.

Payments: Payments are generally made online since our website supports secure bookings on the web. When a booking is made manually over the phone or by email payment can be made by visa card.When we receive a firm interest in a letting, the payment/booking process will be set in motion by completing the booking online or by taking the money manually from the customer’s credit card. In order for a booking to proceed we require a 30% deposit of the total rental price to be paid to the company, once this has been received into our bank account the booking is considered as confirmed and the relevant property is reserved. The balance of the total rental price will be paid 30 days prior to the tenancy beginning. However, should the booking be within 30 days of the arrival date then we will require the full payment before we can confirm the booking.

In the event of Bank Holidays, Christmas and New Years Eve please bear in mind that different prices will apply.

In addition, a security bond is required in order to cover costs for any damage or breakages that may arise throughout the duration of the clients stay. The security bond is CYP200 / 340 euros per booking per property, and has to be paid prior to the client receiving the keys to the property. The security deposit can be paid either by cash or credit card and will be returned to the client on or after the clients departure after a thorough inspection of the property has taken place less any amount in respect of damage or breakages if applicable.Villas2let also require a copy of a form of identification, either a passport or driving license which should be supplied before arrival or upon arrival day. We would also like to have a copy of the clients insurance policy (please see relevant paragraph below).

Arrival and Departure:  The period of let will normally begin after 1600pm on the arrival date and terminate between 1000 am and midday on the scheduled rental departure date or unless specified. Please arrange an exact time for the inspection to take place with the Villas2let representative on your departure day. If a late departure time is required an additional cost will be incurred and this will also depend on the property availability.

Occupancy: The number of persons occupying the property shall not exceed the number stated on the confirmed booking form. Letting may be subject to cancellation and/or penalties if the number exceeds the confirmed occupants listed on the confirmed booking form. Sub letting, sharing or passing on of the property is prohibited. No refunds will be made if the number of occupants violates the rental agreement. Additional persons are allowed with the permission of a Villas2let representative.

Claims: Any valid claims or complaints must be made within the first 24 hours of the rental period. Clients should contact us immediately in order to solve any problems that may arise. In addition any problems that arise throughout the stay must be reported to a member of the Villas2let team immediately. In the unlikely event that privacy is violated at any point throughout the stay by situations that cannot be controlled by Villas2let, Villas2let sincerely apologise for any inconvenience. Please also be aware that all properties are privately owned and that the furnishings and equipment placed within each property are the choice of the owner and will vary accordingly.

Conduct: It is assumed that you and other visitors come to these villas/apartments for, relaxation and fun while retaining a level of privacy. All visitors are kindly requested to conduct themselves in a manner which does not cause offence or damage to others or risk damage to property/ property premises/ premises belonging or any belongings of others. Our customers are asked to treat rental property and its amenities with care, leaving the property

in exactly the same condition as it was on rental arrival date. Disruptive or foul behaviour caused by loud music and/or late night/early morning rowdiness will not be tolerated. Failure to comply with this request will result in eviction from the property without notice and any money paid will not be refunded.

Access to the Property: In order to maintain the property in good order all year round the owner/agent must arrange a regular schedule for people to clean the pool, attend the garden and carry out minor repairs throughout the season. We would appreciate your co-operation in allowing reasonable access to tradesmen during your stay.

Holiday Insurance: It is essential that holiday insurance is obtained by all clients. This is of vital importance for clients should they ever have the need to cancel a booking.

-          Welcome pack. Our pack is offered at no extra charge and usually contains items such as orange juice, water, biscuits, wine, sugar and coffee sachets and tea bags.
-          All villas are equipped with fridge freezer and cooking facilities and utensils
-          Bathroom: Whether bath or shower, the term “bathroom” may be used.
-          Depending on the season standard/ local TV covers between 4 and 6 local channels. Some of the properties also provide the basic satellite TV which covers some English speaking channels such as Dubai one, NBC2, NBC3, NBC4, NBC Action, CNN International, BBC World, BBC Prime (not always provided),Planeta Sport, Rai sport, Motor TV, Real Madrid TV, Dubai sport, Jetix and Baby TV (cartoons)  Fashion TV, 3 Music Channels (MTV France) plus 400 more channels.
-          For special requirements, please contact us before making your booking.
-          Male or Female only groups are prohibited
-          During the high season local services can be temperamental and it is not uncommon to have the occasional water or electricity cut.
-          Some of the properties are able to accommodate an extra person and, always with the owners permission, an extra folding bed or similar can be provided at an extra charge of CYP5 /Euro8 per day.
-          On some occasions we are able to reduce the daily rental price during the low and mid seasons for couples or smaller groups. On such bookings it is normal that not all bedrooms will be prepared or made available. In this event please request from Villas2let representative to examine your request.

Cancellation: There are two circumstances in which a cancellation may arise. The first is in the unforeseen situation that Villas2let have no power. Villas2let reserve the right to offer replacement accommodation to that of a similar category. In this unlikely event you will be offered the choice of letting another villa through Villas2let (according to availability) with the price difference payable/refundable, as appropriate, or of receiving a full refund of money paid by the Villa owner. Villas2let accepts no liability in this regard. In any event of a booking cancellation, we would like to bring to your attention that no refund will take place. In addition no refunds may be given for early departure unless there is a problem which cannot be resolved and which causes our guests discomfort or a serious inconvenience. Please note that, in most cases, if a property is substituted with another or if the rental period is revised, cancellation fees will apply.

Last but not least, we have the critical issue of Health and Safety. The issue is of paramount importance and we would like you to pay the necessary attention to the information provided below.

Health and Safety Matters:  All accommodation offered is subject to health and safety conditions. Animals and pets are NOT permitted in the property/ property premises at any time. In addition, you are requested to place all your rubbish in the green ‘wheelie’ bins provided which can be found in close proximity to the property or outside each development. We would like you to note that all properties permit smoking however we would ask you to smoke outside of the property to avoid damage. Whilst enjoying the communal areas and facilities of the development you are required not to throw cigarette ends or other items of rubbish on the floor but to place them in the bins provided. Herein below you will find a number of conditions that the tenant should consider to be of vital importance for their own safety and the safety of others within the property.

For Property Use:
·         Children must not stay unattended at any time during your vacation or visit.
·         Do not use electrical appliances (e.g. hair dryers, shaver etc) that are faulty or do not comply with the European Union rules and regulations.
·         Be cautious when using electrical appliances in this property.
·         Do not leave any appliance on operation during your absence, especially air condition units.
·         Do not leave water taps running during your absence.
·         Use caution when opening or closing doors, windows, cupboards, wardrobes etc.
·         If you notice any trespassers, and or violent acts inside the boundaries of the property please contact the local police station.
·         Furniture or furnishings are not to be removed from the indicated areas,
·         In the interest of safety bicycles, tricycles, skateboards and skates are not to be used or left on the paths driveways or parking areas or any other communal area.
·         Any use of barbeques in the property is strictly forbidden.
·         Smoking is prohibited inside the property.
·         Parking is allowed only in the designated parking areas

Pool Use:

The swimming pool and/or other facilities are for the exclusive use of the residents and their guests.

• Residents and their guests will us the swimming pool and or other facilities at their own risk.
  
• Children under the age of twelve (12) years of age are not allowed in the pool area unless accompanied by an adult  responsible for such a child.
  
• Persons using the pool may use swim and play aids such as flotation belts but those items must be removed from the pool when the user leaves the water, and safely stowed away so as not to be a hazard to persons walking on the deck or entering the pool.
  
• No scuba equipment is allowed in the pool (except for face masks, goggles and snorkels or breathing tubes are acceptable).
  
• There will be no diving, running, pushing, roller skating or similar games in the pool area.
  
• No water guns are allowed.
  
• Do not leave children or infants unattended in the swimming pool area.
  
• No bodily fluids or waste to be discharged into the pool.
  
• The playing of ball games is prohibited.
  
• Communal pools MUST NOT be used after 8:00 pm. – 22:00.
  
• This property does not provide the services of a lifeguard.
  
• In case you wish to have a party on the property or its surroundings, please seek written authorization from one of the Villas2let staff,
